"Potter's Castle"
1310 College Street
Bowling Green, Kentucky
$233,000 includes most materials heeded to complete restoration
6,400 sq. ft.

Also known as “The Castle,” this is one of the largest houses in the College Hill Historic District. It is located one block north of the Western Kentucky University Administration Building.
The 6,400 sq. ft. building features a high hipped roof with a three story conical roofed tower. It has a classic floor plan with a front gable and a large central hall. The house has seven mantels and crown molding in most of the rooms.
The owners have carefully removed and cleaned and reworked window and door hardware and have organized reusable trim and casings and stored ceiling boards, reusable lumber, cut stone, and more. They removed most of the plaster and made the lathe ready for new plaster or drywall to be installed. They also built a two story garage with storage space on the second floor, and converted a sleeping porch into a den on the second floor. Approximately 50% of the planned restoration work remains to be completed by the next owner, and other than drywall or plaster, most of the materials will sell with the house.
The owner has saved everything he found on the property. Bricks, cut stone, porcelain door knobs, door hinges, replacement balusters, trim and much more.
The house originally contained 12 apartments. While the owners were restoring their own house, they also purchased five other properties in the neighborhood, rehabbed them, and sold them to families instead of landlords looking for buildings that they could convert into student warrens. Their efforts resulted in wide spread appreciation, respect and support for their efforts. The Castle stands as a landmark building in testament of the nine years the owners put into restoring it.
The Trust will hold a protective Deed Covenant on the property, and will review and approve all proposed changes to the house.
